| It is planned to be Children-friendly learning city - with significant amount of fun and educational aspects for all. |
| Currently there is no such facility in the State of Texas that can serve over 5 million schools children for summer camps, field trips and other educational activities. To accommodate such large group, COOW has planned to build several hotels on River Walk to accommodate million of children from all over Texas for summer camp and other actives. On the back of these hotels adjacent to these hotels we have designed various conventions and conference rooms for training, meeting and education purposes. |

| The same infrastructure is also envisioned to host Corporate Conventions, training and seminar during non-summer time to share the cost. |
| Location and Features |
| Our research and data collected shows that Dallas is a hub of major Corporations. Just in the four surrounding counties around the Theme Park which include Dallas, Collin, Tarrant and Denton there are more than two hundred corporations employing thousand and more employees (Please refer to our Major Dallas Employers Attachment). Due to Dallas being centrally located, it attracts hundreds of corporate conventions and seminar. The proposed park will facilitate such conventions by offering, lodging, boarding and conference facilities under the same roof. |

| Being central, Dallas automatically makes itself the optimum choice for companies that are stretched across the nation. Above all, the City Walk and Entertainment zone will provide the much required variety of entertainment in the close vicinity after work hours to the participants and their family members. This include various amusement attractions, nice restaurants, shopping mall, cinemas, theaters and much more. COOW has made room for business, fun, and lodging all available in one area, making it the best choice any business could choose. |

| In order to compete with other lodging locations, our prices are at an affordable and competitive rate. The benefit of your stay is that the revenue is used toward the children whose schools come in for educational purposes. |

To keep the cash flow continuously running during the summer, COOW plans to organize large-scaled summer camp activities for not only the school students of Texas but also from the surrounding States. In Texas alone there are about ten thousand schools enrolling more than 5 million students. After summer, the venues will be used for corporate events. Realistically speaking, the project will be actively busy throughout the year, keeping the location’s cash flow constant and equally distributed. |

| Transportation & Access |
| From access point of view the proposed facility is at ideal location. It is between the four major counties of metroplex, Dallas, Denton, Collin and Tarrant and at the intersection of four major Hwy which is 121 and I-35 and George Bush Toll way and I-35. Depending on traffic, fifteen to twenty minutes of drive from the both major DFW and Love Filed Airports. On top of everything there is live railway track in the middle of the Park which is connected with the main railway system which can bring thousands of visitors directly into the park without any need for taxi or rent-a-car which is very safe, economical and attractive for the children particularly when both gas prices and pollution is on rise. |

| Market Analysis |
| Due to the following reasons, we expect over a 2.3 million visitors in this facility annually. The reason for this expected soaring attendance of visitors and shoppers are as follows: |

Population within Texas is around 23.5 million, one of the biggest states with tremendous growth. The total population of the Dallas metropolis alone is over 6 million. According to U.S. Census Bureau, by 2030 the expected population of Texas is 33 million (Please see chart). |

Currently there is no such facility in Texas and surrounding states and will be a major source of attractions from all the surrounding regions. |

Dallas Metroplex is the head office of many large Corporations. In the four surrounding counties there are more then 200 large corporations employing thousand and more employees. (COOW will be happy to share the list upon request) |

Dallas being the center in US and hub of American Airline and South West Airline attracts more conventions then any other city in the surrounding region. |

Currently there is no such big facility in Dallas which provide lodging, boarding, convention and entertainment facility for big events. |
